Park Vista Cooperative is located at 5810 Cowen Pl NE in the Roosevelt neighborhood of Seattle, Washington. The building is situated across the street from Cowen Park and just adjacent to Ravenna Park. The building, originally apartments, was constructed in 1928 with the highest building standards of the time. Park Vista was converted to a cooperative in 1954.

For Buyers: We’d like you to know a few things about Park Vista before choosing to buy one of our apartments. As members, we share the responsibility to maintain this historic building. In nearly a century, this property has witnessed many changes, especially in neighborhood density and transportation. Transportation: Several bus lines pass in front of or near the building on Cowen Pl NE, many connecting with nearby light rail stations. Sound Transit opened new stations at Roosevelt and 65th and another in the University District at Brooklyn between 43rd and 45th Streets in October of 2021. Parking around the building is limited. We are part of the Restricted Parking Zone (RPZ) program which means that parking is restricted to two hours from 7am - 6pm for those without Zone 10 permits. Permits for residents can be purchased from the City of Seattle. There is one disabled parking space and one load zone on Cowen Pl NE.

Pedestrian Convenience: Park Vista has a Walk Score of 96 out of 100. The University of Washington and its distinguished medical center sit a few blocks to the South. A short walk away you’ll find banks, a post office, book stores, movie theaters, coffee shops, restaurants, and proximity to Safeway, QFC, Trader Joe’s, PCC, and Whole Foods.

Neighborhood Features: The neighborhood YMCA offers exercise classes and a fully equipped weight room with cardiovascular area. There is a branch of the Seattle Public Library less than a mile away. Another neighborhood attraction is the legendary Scarecrow Video.

Garden and Park: Our garden committee maintains the fountain courtyard garden and a wide variety of flowering seasonal plants. We are fortunate to live across the street from Cowen Park, Ravenna Park, and Ravenna Boulevard. Green Lake Park is one mile away.

Maintenance Fees: Each apartment is assessed a monthly fee which covers the owner’s share of insurance, property taxes, heat, water, maintenance, and more. We keep expenses low by requiring members to actively participate in the management and operation of the facility.

Building Policies: We were early and willing participants in the city’s recycling plan. Containers for recyclable materials are kept in the laundry room between bi-weekly collections. We also have compost containers next to the dumpster on 15th Ave. House rules prohibit smoking inside the building or on the premises. Pets are not allowed in the building. These policies have overwhelming popular support, so exceptions are not allowed.

Owner Occupancy: Our bylaws discourage speculation or purchase for rental property. No one can own more than one unit. Owners are not allowed to rent their apartment for more than a single twelve month period in the entire period of their ownership. Owners must be approved by the Board as part of the real estate purchase process. Additional occupants, such as roommates, must also be approved by the Board.
